Pilot Point is a four-storey commercial building with a roof top apartment, located on the quayside at Clarendon Dock within the Belfast Harbour Estate. This newbuild project has an approximate floor area of 18,500ft2 comprising office accommodation at ground, first and second floor with a luxury private 2-bedroom apartment together with balcony terraces at roof level.
Piling works were carried out adjacent to the water’s edge to install CFA piles to the building footprint, before constructing reinforced concrete ground beams and pile caps. The building is constructed with structural steel frame, precast plate flooring with in-situ concrete topping and precast concrete staircases. The flat roof is constructed with a Trocal single ply membrane covering on a metaldeck. The building envelope is a mixture of facing brickwork, Schuco aluminium curtain walling and Pelicolor rainscreen cladding to soffits.
Internal fit-out works were carried out to one floor of office accommodation involving raised access flooring, suspended ceilings, metal stud partitions, floor/wall & ceiling finishes, washroom accommodation and catering facilities. M&E services, including a 4-stop passenger lift, were installed under the contract.
