This project involved the construction of a 10,000m2 newbuild portal frame state-of-the-art tyre distribution warehouse with 24nr loading bay doors and a 3-storey office block for Magowan Tyres.

The site was located on a greenfield site and following the site set up phase, extensive specialist soil stabilisation works using lime-based processes were completed. The building is a structural steel frame (over 500 tonnes) on reinforced concrete pad foundations in the stabilised ground with a cast-in-situ jointless, steel fibre reinforced concrete, ground bearing slab with signature joints. The external envelope combines Kingspan roof and wall cladding, facing brick, Tegral rain-screen cladding and PPC aluminium glazing.

The office block comprises the following:
- Ground: Entrance lobby, sales office for 18nr staff, warehouse staff room with locker room, WC and tea point and first aid room
- First: Staff room with tea point, general office for 12nr staff, archive/filing room, store and washroom
- Second: Director and managers offices, meeting rooms, comms room and plant room

External works included an operational and loading yard comprising a reinforced concrete slab and asphalt surfacing. 52 space staff and visitor car park, site perimeter fencing with security gates. Extensive underground foul and storm drainage connecting into existing drainage network and construction of a stormwater attenuation basin to restrict site stormwater run-off to greenfield rate.
