MSM have recently started phase 1 of a major Belfast city-centre refurbishment project to convert an 8-storey office building, Lancashire House, into the new Linen Hotel forming an extension to the well-known 4* Ten Square Hotel.
Enabling works to Lancashire House, located on Linenhall Street, will involve asbestos removal, a complete interior strip-out, removal of an internal stairwell and structural modifications to the concrete frame. Two internal lift shafts and a stairwell to serve all floors will be constructed to suit the reconfigured floor design with infill floor slabs constructed where the internal stairs are to be removed on the Linenhall Street elevation.
Following the enabling works and reconfiguration of the internal layout, our site team will oversee the construction and fit-out works to hotel bedrooms with ensuite bathrooms, fit-out works to stairwells and circulation areas and installation of two passenger lifts. An internal link will be formed at lower floor levels between the Linen Hotel and Ten Square Hotel.
The design team on this project are Coogan & Co (architects and project managers), BCD Partnership (structural engineer) and F M Stewart & Associates (services consultant).
Works on this phase are due to be completed by Autumn 2016.
